What is included in rent at Tessera?

Tessera rent includes: a full designer furniture package, high-speed internet, in-unit washer and dryer, a 60–65" Smart TV, and access to all community amenities, rooftop pool, fitness center, study lounges, amenity deck, and dog park. There are no separate utility or amenity fees.

Is Tessera USC pet-friendly? 

Yes. Tessera is one of the few student apartment communities near USC that is pet-friendly, with an on-site dog park included. Dogs and cats up to 50 lbs are welcome, with no aggressive breeds permitted. A one-time $500 pet deposit and $50 monthly pet rent apply. Is the rooftop pool open year-round?

Yes. Tessera's rooftop pool and sky deck are available to residents year-round. Los Angeles's climate means the pool is usable for most of the academic year, including fall and spring semesters. The 11,000 sq ft rooftop sky deck also includes open-air dining areas and fire pits for cooler evenings.

Can non-residents use the amenity spaces?

No. All amenity spaces at Tessera, including the rooftop sky deck, resort-style pool, fitness center, underground study lounge, and second-floor amenity deck, are reserved for Tessera residents and their registered guests. Access requires a resident key fob or credentials. This ensures the spaces remain uncrowded and available to residents throughout the academic year.
